GENERAL STATEMENT OF DUTIES
Directs and coordinates building and fixture maintenance and repair activities in one or more public buildings; performs related duties as required.

COMPLEXITY OF DUTIES
Under general supervision, the duties require planning, organizing, and directing subordinate supervisors and workers in semi-skilled and skilled building repair and maintenance activities.

TYPICAL DUTIES
*1.Directs, assigns, and coordinates skilled and semi-skilled electrical, carpentry, plumbing, masonry, and other building and fixture maintenance and construction work.
*2.Performs periodic inspections of buildings and fixtures to determine nature and extent of repairs needed.
3.Prepares plans and estimates work time and materials needed, and reviews daily reports from subordinate supervisors.
*4.Acts as liaison between private contractor and administrative and technical superiors.
*5.Implements and directs preventive maintenance programs.
6.Prepares sketches and diagrams and interprets blueprints and specifications of work to be done.
*7.Supervises and participates in emergency repair situations.
8.Instructs and orients new personnel in proper policies and procedures.

FULL PERFORMANCE KNOWLEDGES, SKILLS, AND ABILITIES
1.Thorough knowledge of methods, materials, and equipment used in skilled and semi-skilled building maintenance programs.
2.Ability to plan, direct, and inspect building and fixture construction, preventive maintenance, and repair programs.
3.Ability to prepare sketches and diagrams and to interpret blueprints and specifications.
4.Ability to use sound judgment in directing emergency repair activities.
5.Ability to plan and estimate comprehensive work time and equipment needs and to requisition supplies and equipment.
6.Ability to maintain records and to prepare reports.

MINIMUM QUALIFICATIONS
Training and Experience
Graduation from high school
and, either
a.Four years of satisfactory experience at the journey level in the building trades after apprenticeship, including two years in a supervisory capacity;
or
b.Six years of satisfactory experience as a building custodian, including two years in a supervisory capacity.
