GENERAL STATEMENT OF DUTIES
Assists in directing and administering a large scale building management, maintenance, renovation, and service program; performs related duties as required.

COMPLEXITY OF DUTIES
Under general supervision, the duties involve the exercise of judgment in coordinating and directing the work of supervisory and skilled personnel engaged in a wide variety of building service, renovation, and maintenance functions.

TYPICAL DUTIES

1.Assists in planning, directing, and coordinating the building service and maintenance work of custodial workers, maintenance mechanics, and skilled trade mechanics.
*
2.Assists in conducting staff conferences and in evaluating recommendations and reports for promoting and implementing maintenance and renovation programs.
3.Formulates and interprets policies.
*
4.Reviews and approves requisitions for supplies and equipment.
*
5.Reviews and inspects services, renovations, and maintenance performed, and recommends and implements improvements in procedures.
*
6.Assists in preparation of annual departmental budget.

*ADA ESSENTIAL FUNCTIONS

FULL PERFORMANCE KNOWLEDGES, SKILLS, AND ABILITIES
1.Thorough knowledge of the methods, materials, and equipment used in building maintenance, renovation, and service activities.
2.Considerable knowledge of current developments in the field of building maintenance, renovation, and services.
3.Ability to plan, organize, and supervise a large diversified building maintenance, renovation, and services program.
4.Ability to evaluate work performed and to recommend improvements.
5.Ability to prepare reports and maintain records.
6.Ability to express oneself effectively, both orally and in writing.

MINIMUM QUALIFICATIONS
Training and Experience
Bachelor's degree from a regionally accredited or New York State registered college or university
and
Five years of satisfactory managerial experience in the construction or maintenance of buildings.

NOTE:Experience, as outlined above, in excess of the five-year requirement, may be substituted for college education on a year-for-year basis.
